When people think about 89074 and Green Valley, they probably think about established neighborhoods, restaurants, shopping, golf courses and convenient access to the rest of the Las Vegas Valley.

One thing they may not immediately think about is walking.

But if you live in the right part of 89074, there are quite a few opportunities to get outside and walk without having to drive to a hiking trail in the mountains.

That's one of the things we think makes established Green Valley neighborhoods interesting.

You Don't Have to Go Hiking to Get a Good Walk

When we talk about trails, we're not necessarily talking about climbing a mountain.

For many people, a good walking trail means something much simpler:

A relatively flat, paved path where you can walk for 30 minutes, an hour or longer without having to deal with traffic.

That's where several of the walking routes around 89074 come in.

You can walk around a neighborhood, head toward a nearby park, connect with a wash trail or make a loop around a lake.

It's a different type of outdoor recreation than hiking in the mountains, but for everyday life, it can be just as useful.

Cornerstone Park: One of the Best-Known Walking Spots in 89074

Cornerstone Park is at 1600 Wigwam Parkway in 89074 and is one of the area's most recognizable places for walking.

The centerpiece is its large lake, with walking trails surrounding it. The City of Henderson lists walking courses and trails among the park's amenities, along with exercise stations and exercise stairs.

The Henderson Libraries' StoryWalk program describes the paved loop around the water as 1.05 miles, making it an easy distance for a regular walk.

It's also a nice example of something you don't necessarily expect to find in the desert:

A walking path around a lake with birds, trees and open space.

For someone who wants a convenient place for a morning or evening walk, it's hard to beat the simplicity.

The Pittman Wash Is Another Big Part of the Picture

Another important walking corridor in the 89074 area is the Pittman Wash.

The wash runs through established parts of Henderson and provides a paved, multi-use corridor that people use for walking, jogging, biking and dog walking.

The City of Henderson's park system includes several locations along or near this broader trail network, including Silver Springs Park and access around the Arroyo Grande area.

What makes the Pittman Wash particularly useful is that it isn't just a destination you drive to for a weekend hike.

For people who live nearby, it can become part of their regular routine.

Walk the dog. Go for a morning walk. Get some exercise after work.  Take a bike ride.  Or simply get out of the house for a while.

Silver Springs Park Provides Another Connection

Silver Springs Park is another 89074 location with walking courses and trails.

The City lists walking trails among the park's amenities, and the park provides access to the broader Pittman Wash area.

This is one of the things we think buyers should look at when they're comparing neighborhoods.

Don't just ask:

"Is there a park nearby?"

Ask:

"Can I actually walk from my neighborhood to a park or trail?"

That's a very different question.

Green Valley Park Is Another Local Walking Option

Green Valley Park, at 370 N. Pecos Road, is another established Green Valley park with walking opportunities.

The City lists the park's amenities as including open grass areas, a playground, basketball courts, volleyball courts and other recreational facilities.

For someone who isn't looking for a long-distance trail, neighborhood parks like this can be perfect.

Sometimes you don't need a five-mile hike.

You just need somewhere pleasant to walk for 20 or 30 minutes.

What About Trail Canyon Park?

Trail Canyon Park is another 89074 neighborhood park.

It's more of a neighborhood recreation spot than a major trail destination, but it's another example of the network of parks spread throughout the Green Valley area.

And that's really the point.

89074 isn't one giant trail system. It's a collection of neighborhoods, parks, paths and corridors that can give you quite a few ways to get outside.

You Can Make Walking Part of Everyday Life

This is the part that we think gets overlooked when people are shopping for a home.

There's a difference between:

"There's a walking trail somewhere nearby."

and

"I can actually incorporate walking into my everyday life."

If a trail or park is close enough, you may use it several times a week.  Maybe you walk after dinner.  Maybe you take the dog out in the morning.  Maybe you walk to get some exercise instead of getting in the car.  Maybe you meet a friend for a walk.

Over time, those little conveniences can become an important part of why you like where you live.

And This Is Where Location Within 89074 Matters

Two homes can both have an 89074 address and have completely different access to walking paths.

One may be a short walk from a park or trail.

Another may require getting into the car.

That's why we encourage buyers to look beyond the ZIP code.

When you're considering a home, look at the actual location of the house.

What's within a half-mile?  What's within a mile?  Can you walk to a park?  Can you connect to a trail?  Are there sidewalks?  Is the route comfortable and practical?

Those details can make a surprisingly big difference in how you experience your neighborhood.

Walking in Henderson Comes With One Big Catch

Of course, there's one thing anyone who lives in Southern Nevada understands:

It's hot.

Walking in Henderson during the middle of a summer afternoon isn't necessarily enjoyable—or even sensible.

That's why the time of day matters.

Early morning and evening walks can be much more comfortable during the hotter months.

And the amount of shade available can make a noticeable difference.

If walking is important to you, don't just visit a neighborhood in the middle of the day and assume you'll know what it's like.

Think about when you're actually going to use the trails.

Why This Matters When You're Buying a Home

This may sound like a small consideration compared with kitchens, bedrooms and square footage.

But lifestyle features like walking access can become increasingly important over time.

If you're buying a home for the next five, ten or even twenty years, think about how you want to spend your time.

Do you want to be able to walk?  Do you want a place to take the dog?  Do you want a nearby park?  Do you want somewhere to exercise without getting in the car?  Do you enjoy being outdoors?

These are lifestyle questions—not just real estate questions.

Our Personal Take on Walking in the Green Valley Area

One of the things we personally appreciate about this part of Henderson is that there are places where everyday errands and recreation can be combined with walking.

We enjoy walking to restaurants and shopping when the weather cooperates.

Obviously, the summer heat changes that equation.

But during the more comfortable months, being able to leave the car at home for at least some trips is something we really enjoy.

That's one of those things that doesn't necessarily show up in a listing description.

But after you've lived somewhere for a long time, you realize that how you live in a neighborhood can be just as important as the house itself.

What Should Buyers Look For?

If walking is important to you, here are a few questions to ask when you're looking at an 89074 home:

  • Is there a park within walking distance?
  • Is there a paved trail nearby?
  • Can I safely walk to the trail?
  • Are there sidewalks?
  • Is there shade?
  • How busy are the surrounding streets?
  • Can I walk to restaurants or shopping?
  • Is there a route I would actually enjoy using regularly?
  • What will the walk be like during the hotter months?
  • Does the location work for my lifestyle five or ten years from now?

Those questions can tell you much more than simply searching Google for "walking trails near 89074."

The Bottom Line

One of the things people don't always realize about 89074 and Green Valley is that outdoor recreation doesn't necessarily require getting in the car and driving to the mountains.

There are neighborhood parks, paved paths, the Pittman Wash corridor and destinations like Cornerstone Park that can make walking a realistic part of everyday life.

And if you're buying a home, that's worth paying attention to.

Because sometimes the things that make you love where you live aren't the things inside the house.

They're the things you can do when you walk out the front door.
