If you're thinking about buying a home in 89074 in Henderson, Nevada, you've probably already looked at homes online, checked prices, and maybe even visited a few neighborhoods.

But buying a home isn't just about finding the right house.

It's about finding the right place to live.

After living in the Henderson area for over 20+ years and spending years working with buyers and sellers throughout 89074, we've learned that some of the most important things about a neighborhood don't show up in an MLS listing.

Here are some of the things we encourage buyers to consider before purchasing a home in 89074.

1. 89074, Green Valley Isn't One Single Type of Neighborhood

One of the biggest mistakes buyers can make is treating all of 89074 as though it is the same.

It isn't.

The 89074 ZIP code includes a variety of neighborhoods and communities, including areas of Green Valley South, Green Valley North, Green Valley Ranch, Gibson Springs, Whitney Ranch and other established communities.

The age of the homes, lot sizes, floor plans, HOA rules, landscaping, streets and overall feel can vary significantly from one neighborhood to another.

Two homes that are only a few miles apart can provide very different living experiences.

That's why we always encourage buyers to look beyond the house itself and spend some time getting to know the surrounding neighborhood.

2. The Location of the House Within 89074 Matters

When buyers first start looking at 89074, they often focus on the ZIP code.

Once they narrow their search down, the next question should be:

Where exactly within 89074 do I want to live?

Think about how close you want to be to major roads, shopping, restaurants, parks, schools, entertainment and the places you visit regularly.

Some people want to be close to everything. Others prefer a quieter neighborhood farther away from the busier roads.

Neither is necessarily better. It just depends on your lifestyle.

3. Visit the Neighborhood at Different Times

A house can look completely different at 10:00 on a Tuesday morning than it does at 7:00 on a Friday evening.

We always recommend visiting a neighborhood at different times of the day, and weekend evenings can be especially revealing.

It's a good opportunity to see what the neighborhood is really like when people are home and how much activity there is, how busy the streets are, and what's happening around the surrounding homes.

If possible, drive through the neighborhood after dark as well.

You aren't just buying four walls and a roof. You're buying into the surroundings.

4. Pay Attention to the Age of the Home

A large portion of the housing in 89074 consists of established homes that were built decades ago. That's not necessarily a negative.

In fact, one of the things many buyers like about established Henderson neighborhoods is that they often have mature landscaping, larger trees, established streets and a feeling that the neighborhood has been around for a while.

But older homes need to be evaluated differently than brand-new construction.  This is one of the reasons that you need to get a complete home inspection.

A home doesn't have to be new to be a great purchase.

But you should understand what you're buying.

5. Don't Automatically Assume a Remodeled Home Is the Best Value

A beautifully remodeled home can be very appealing.

New flooring, updated kitchens, remodeled bathrooms and fresh paint make a home easy to fall in love with.

But buyers should still look beyond the cosmetic improvements.

A house can have a beautiful kitchen and still have an aging HVAC system.

It can have new flooring and an older roof.

It can have a spectacular backyard while needing significant plumbing or electrical work.

Cosmetic improvements are important, but they're only part of the overall picture.

When buying an established home in 89074, we recommend looking at the entire property—not just what catches your eye during the first five minutes.

6. Pools Are Common—But Think About the Cost

A pool can be one of the best features of a Henderson home, especially during the summer.

But a pool is also another system that requires maintenance.

Buyers should consider the condition of the pool, equipment, surface, plumbing and surrounding deck.

And don't forget about the ongoing costs.

A pool isn't necessarily a problem. In many parts of Henderson, it can be a major lifestyle benefit.

Just make sure you're buying a pool because you want one—not because the house happens to have one.

7. HOA Rules Can Make a Difference

Many communities in 89074 have homeowners associations.

Before purchasing, buyers should understand what the HOA actually covers and what restrictions apply.  Don't simply look at the monthly or annual fee.

Ask about things such as:

  • What the HOA maintains

  • Parking restrictions

  • Exterior modifications

  • Landscaping requirements

  • Rental restrictions

  • Pet rules

  • Community amenities

  • Special assessments

  • Architectural approval requirements

The HOA may be a positive part of the community, but it's important to know the rules before you buy.

This is the reason that buyers receive the HOA Resale Packet, which includes; CC&R’s, Rules and Regulations, Operating Budget, Financial Statements, Bylaws and a Reserve Study.

8. Think About Your Daily Life, Not Just Your Weekend Life

This is one of the biggest things we tell buyers.

When you're looking at homes, it's easy to think about the exciting things—restaurants, entertainment, shopping and having friends over.

Some of the more day to day items that you should consider are;

Where will you buy groceries?

How far will you drive to work?

How long will it take to get to your doctor's office?

Where will you exercise?

Where will you take the dog?

How convenient is it to get onto the freeway?

Those everyday details often become more important than the features that initially attracted you to the house.

9. Consider What You May Want Five or Ten Years From Now

Your needs today may not be the same as your needs five or ten years from now.

This is particularly important for buyers who are approaching retirement, becoming empty nesters or simply want to simplify their lives.

Think about stairs, yard maintenance, the number of bedrooms you really need, bathroom accessibility and how much home you want to maintain.

You don't have to predict the future.

But it makes sense to think about whether the home will continue to work for you as your life changes.

10. Don't Ignore the Commute

89074 is convenient to many parts of the Las Vegas Valley, but your individual location within the ZIP code matters.

Before buying, try the drive during the times you normally travel.

A commute that looks easy on a map may feel very different during the morning or afternoon rush.

If you work from home, this may not be as important.

If you commute every day, it could become one of the biggest factors affecting your satisfaction with the home.

11. Talk to People Who Actually Live There

Online research is useful.

So are real estate websites, neighborhood maps and listing information.

But sometimes the best information comes from the people who actually live in the neighborhood.

If you see someone walking their dog, working in the yard or getting the mail, don't be afraid to say hello.

Ask them what they like about the neighborhood.

Ask what they don't like.

Ask how long they've lived there.

You may learn more in a five-minute conversation than you will from reading ten websites.

12. Don't Buy Based on the House Alone

This may be the most important advice we can give.

The house matters.

But so does everything around it.

The neighborhood.

The location.

The street.

The neighbors.

The HOA.

The commute.

The shopping.

The restaurants.

The parks.

The maintenance requirements.

And how the property fits your life.

A home can check every box on paper and still not be the right home for you.

On the other hand, a house that isn't perfect may turn out to be an excellent purchase because of its location, neighborhood and overall fit.

Our Local Perspective on 89074

One of the reasons we enjoy working in 89074 is that it doesn't feel like a one-size-fits-all community.

There are established neighborhoods, different types of homes, different price points and different lifestyles.

We've spent years getting to know the area, not just the homes that are currently listed, but the neighborhoods and the people who live here.

We walk around the neighborhoods on a regular basis.

And that's something we think is important when you're buying real estate.

You shouldn't just have someone who can open the door to a house.

You should have someone who can help you understand where you're buying and what it's really like to live there.

If you're considering buying a home in 89074 or another part of Henderson, we'd be happy to help you compare neighborhoods, homes and locations based on what actually matters to you.
