Why Green Valley Is Different From Newer Henderson Communities

When people start looking for a home in Henderson, they often compare established areas like Green Valley with newer communities such as Inspirada, Cadence, or other recently developed parts of Henderson.

Newer communities certainly have their advantages. New construction, modern floor plans, newer infrastructure, and community amenities can be very appealing.

But after living in the Green Valley area for more than 20 years, we've found that there is something different about Green Valley that is difficult to recreate in a newer development.

Green Valley feels established.

And for many homebuyers, that's exactly what they're looking for.

One of the first things people notice when they drive through many Green Valley neighborhoods is the mature landscaping.

The trees are mature, the desert landscaping has grown in.  Streets are established, and many neighborhoods have a canopy of greenery that simply isn't possible in a community that was built only a few years ago.

That maturity changes the way a neighborhood feels.

A newer development may have attractive landscaping, but it can take years—or even decades—for trees and plants to reach the size and character you'll find throughout established Green Valley neighborhoods.  This is especially true in the desert as our plants, trees and landscaping take years to become established.

For us, this is one of the things that makes driving through Green Valley feel different from driving through newer Henderson communities.

The Homes Have More Individuality

Many Green Valley neighborhoods were developed during the 1980s and 1990s, and buyers can find a wide variety of home designs.

You'll see:

• Single-story homes
  
  
• Two-story homes
  
  
• Pool homes
  
  
• Larger lots
  
  
• Three-car garages
  
  
• Different architectural styles
  
  
• Homes that have been remodeled in completely different ways
  
  

Because these homes have been individually owned and updated over the years, there is often more variation from house to house.

That's appealing to buyers who don't want every home on the street to look nearly identical.

Established Neighborhoods Have Character

This is difficult to quantify, but it's something we hear from buyers all the time.

There is a certain character that develops in a neighborhood after people have lived there for decades.

Trees mature. Landscaping evolves. Homeowners make improvements. Families grow up and move away. New families move in.

That's something a brand-new community simply can't have yet.

It doesn't mean newer communities are bad. They're not.

It's just a different experience.

Location Is a Major Advantage

Another reason Green Valley remains popular is its location.  We can literally be on the 215 within less than 5 minutes and have at least 3 options for entry ramps.  The Green Valley area has great access to the highways.  The Las Vegas Strip only takes about 20 minutes to get to.  The airport is only about a 10 minute drive.  For us, you can't beat those type of conveniences.  

Other areas that Green Valley area is conveniently located near:

For many residents, this means they can enjoy a quiet residential neighborhood without being far from the places they visit regularly.

You Can Actually Walk to Things in Some Parts of Green Valley

This is something that matters to us personally.

My wife, Olga, and I have lived in the Green Valley area for more than 20 years. We live near Green Valley Ranch Casino and one of the things we love most about our location is that we can walk to many of the things we enjoy.

We're within about a mile and a half of Whole Foods, Smith's, and Trader Joe's.

When the weather is cooperating and we don't need too many groceries, we'll put on our hiking backpacks and walk to the store.

We jokingly call it "shop hiking."

We've also walked to restaurants and entertainment.  Just this past weekend, we walked to breakfast at Scrambled, which is located on St. Rose Parkway and is a great breakfast place.

Of course, nobody is doing much walking in the middle of a Las Vegas summer afternoon when it's 110 degrees outside. But during the cooler months, having the option to walk is something we've come to really appreciate.

That level of convenience can vary considerably in newer Henderson communities.

Green Valley Can Be a Great Choice for Retirees

We've written about this separately because it is an important part of the Green Valley story.

Many retirees are attracted to established Green Valley neighborhoods because they can find single-story homes, mature landscaping, nearby shopping, restaurants, medical services, and entertainment.

They also don't necessarily have to live in a traditional 55+ community.

Some retirees prefer living in an established neighborhood where families, professionals, empty nesters, and retirees all live together.

Green Valley offers that option.

What About Newer Henderson Communities?

There are plenty of reasons someone might prefer a newer community.

Newer homes may offer:

• Newer appliances and systems
  
  
• Energy-efficient construction
  
  
• Newer infrastructure
  
  
• Modern community amenities
  
  
• Less immediate maintenance
  
  

For some buyers, those things are more important than mature landscaping or established neighborhoods.

That's why we don't tell everyone that Green Valley is better.

It's different.

The right choice depends on what you want from your home and your lifestyle.

Green Valley vs. Newer Henderson Communities: The Biggest Difference

If we had to summarize the difference in one word, it would be:

Maturity.

Green Valley has had decades to develop.

The landscaping is mature.

The neighborhoods are established.

The homes have individuality.

The surrounding businesses and services are already in place.

And the community has developed a personality of its own.

Newer Henderson communities are still developing theirs.

Is an Older Home a Disadvantage?

Not necessarily.

An older home may require more attention to things like the roof, HVAC system, plumbing, windows, and other major components.

But an older home can also offer advantages that are increasingly difficult to find in newer construction.

You may get a larger lot, a mature backyard, a more established neighborhood, or a floor plan that simply isn't being built today.

The key is knowing what you're buying.

When evaluating an older home, we encourage buyers to look beyond the countertops and flooring and pay attention to the age and condition of the major systems.

Our Perspective After More Than 20 Years

We've watched Henderson change dramatically over the years.

We've seen new communities develop, new businesses open, and the Las Vegas/Henderson Valley continue to grow.

But there's a reason we continue to love the Green Valley area.

It feels like a real neighborhood.

It has history.

It has mature landscaping.

It has restaurants and businesses that have been part of the community for years, along with new ones continuing to arrive.

And it has the convenience of being close to everything while still feeling residential.

For us, that's the biggest difference.

Newer Henderson communities offer newness.

Green Valley offers experience.

And for many buyers, that established character is exactly what makes Green Valley feel like home.
